VietinBank, Agribank and Vietcombank have announced the disposal of various debts and assets, from land-use rights to poultry systems, school buildings and petrol facilities. Some listings have been offered repeatedly or reduced in price. Read the outstanding debt, starting price, auction subject and legal status separately for each case.
Disposal portfolios cover many asset types
Notices published in September 2026 show that assets offered for disposal are not limited to real estate. Poultry equipment systems, school buildings, office buildings and petrol business equipment also appear in auction portfolios.
An essential distinction is that some listings sell an entire debt, while others auction an asset seized for judgment enforcement. A bank publishing a notice does not establish that it directly owns every asset mentioned.
The Đại Kim debt is offered for a fifth time
According to Tuổi Trẻ Online on October 2, VietinBank’s Đông Anh Branch announced a fifth auction of the debt owed by Đại Kim Joint Stock Company. Outstanding debt as of August 11, 2026 exceeded VND 624.8 billion, including around VND 440.5 billion in principal and VND 184.3 billion in interest. Collateral includes use rights for approximately 7,200 m² of land and attached assets in the Cầu Giấy new urban area, Hanoi.
The figure above VND 624.8 billion is the outstanding debt at the cited calculation date, not a completed sale price. The subject offered in this case is the debt, which must be distinguished from directly purchasing the collateral land.
A poultry system idle for around two years
Notice No. 2273, posted by Agribank’s Bắc TP.HCM Branch on September 30, describes an egg-laying poultry equipment system made by Turkey’s Kutlusan in 2017. It comprises 13 items, from housing, feed and water supply to manure collection, egg harvesting and environmental controls.
The starting price is VND 1,846,285,900, excluding taxes, fees and related costs, if any. The system is sold together, not separately, has been inactive for around two years and is currently in Tân Phước 1 Commune, Đồng Tháp. The notice identifies it as seized property for judgment enforcement.
The published schedule proposes an online auction on October 16, 2026, with registration closing October 13. Interested parties should check updates from the auction organizer; an announced schedule does not guarantee that the session will occur or attract a buyer.

On September 28, Vietcombank’s Hoàng Mai Branch published information about assets in Hòa Lợi Ward, Ho Chi Minh City, including land-use rights, a house, petrol company offices, a warehouse, pumps, storage tanks and other items.
The file cites the judgment enforcement authority’s 13th price reduction decision, dated September 15, 2026. The starting price is VND 34,785,213,777, excluding relevant tax and fee obligations stated in the notice. The stated application deadline is 5 p.m. on October 19, 2026.
Assets with buildings and specialized equipment still require checks on the conditions for use after handover. The presence of pumps and storage tanks does not automatically mean the buyer can immediately resume petrol trading.
Kindergarten buildings auctioned for judgment enforcement
According to Vietcombank’s Cà Mau Branch notice dated September 14, the auction concerns buildings of Hướng Dương private kindergarten, including classrooms, offices, staff accommodation and a kitchen. The actual seized area is 1,149.1 m²; the starting price is VND 3,255,457,500.
The file states that 889.8 m² of structures have been registered as attached assets on the certificate, while 259.3 m² have not. The assets are in what is now Tân Thành Ward, Cà Mau Province. The notice cites a judgment, enforcement decision and seizure record.
The announced session was at 1:45 p.m. on October 2, 2026, already past when the article was posted on October 5. The cited source does not provide its outcome. The correct subject is buildings being disposed of, rather than an inference that the bank bought a school or transferred all its educational operations.
Unsecured debts are also on offer
Tuổi Trẻ also reported that VietinBank offered 88 unsecured consumer loans, ranging individually from a few million dong to VND 262 million. One Agribank file lists principal of approximately VND 1.785 billion and interest of approximately VND 1.47 billion, provisionally calculated to February 28, 2026.
These cases differ in asset type, debt calculation date and disposal mechanism. Do not add starting prices and outstanding debts into one total, or use a handful of individual files to draw conclusions about the entire banking sector’s credit quality.
Business perspective: collateral value differs from cash recovery potential
These files raise the question of the gap between an asset recorded in documents and finding a buyer when disposal is needed. A specialized production line may suit very few businesses. A building may require time to complete documentation, hand over possession or repair before use.
This is an analytical perspective, not a conclusion about the reasons for each auction. Identifying why an asset remains unsold requires additional records, session outcomes and actual information. Repeated price reductions alone neither prove the asset has lost its value nor justify calling it a bargain.
For borrowing businesses, debt repayment funds must form part of the operations and cash collection plan. Collateral is one part of a lending structure; it does not replace the ability to generate operating cash flow.

When considering an auctioned asset, a buyer needs to identify the rights acquired, its condition and the work still required. For idle machinery, technical assessment should clarify restart feasibility, spare parts and dismantling and installation costs. For buildings, examine use-right documentation, registered portions and handover status.
The business plan must also account for waiting time and funds beyond the purchase price: fees specified in the file, repairs, preservation, working capital and financing costs. Check these separately for each asset; no fixed percentage applies to every case.
The starting price is an auction’s beginning. Turning an asset into cash flow also depends on whether the buyer has sufficient documentation, resources and an appropriate operating plan.
- Selling a debt and auctioning collateral involve different transaction objects.
- An auction notice states a starting price; it does not confirm a completed sale or full debt recovery.
- Assess operating potential, documentation and restoration costs alongside the purchase price.
Valuable collateral does not necessarily turn into cash quickly. Asset assessment should consider both the ability to hand it over and to generate cash flow after the transaction.
